1267 Dortmunder Drive This is a great home for the money. I am honestly convinced that there is a fatal flaw with the property that it has not yet sold. It is priced at 109 per square foot, the carpet is in good shape, there is granite in the kitchen, the floorplan is very popular and sells well in Wingfield and in Spanish Springs. I think I might have even seen it sometime in South Meadows somewhere. The colors are a little off but the yard is large, the location is good and 2733 square feet for $299 is a good deal. It would be a steal at 275k but it is not my listing so who knows. I have found that homes listed by this gentleman tend to be clean and well done. Well priced too. Bully to you, Art Angelo!. 4389 Garratt Circle THis home is a decent deal. I wouldn't say that it is jumping into your pocket, but it is not too shabby. I like the five bedrooms and I love this little neighborhood. THe three car garage is good and there are two fireplaces, which is nice. There is a lot of custom paint, if you are into that kind of thing--murals and what not, but The real reason that the home is priced so low ($300k) is that it backs to Vista Boulevard and there is a noticable lack of mature trees to absorb the noise. Someone had some not so clever ideas stolen from design on a dime or something and it all went badly. The tile/carpet combo is going to need a little makeover. The tile won't have to be removed entirely, but at least one row inside the carpet inset needs to be removed tomake the inset appropriately sized. All of the carpet must be immediately removed and replaced. There is a wallpaper treatment gone wrong in the master that would have been fine if it hadn't fallen off and been laying all over the floor. I also have some concerns about the maintenance and upkeep that would have been offered by a family that allowed their child to spray paint the walls in the bedroom. Hmmmm. I have concerns about a botched repair in the slab foundation evidenced by a fill mark in the master closet and the master bath and closet have had the padding removed under the carpet. The home has some potential. It is just not priced according to the level of work required to bring it to standards. It needs to come down at least 20k--this is a personal opinion. At 120 days on the market, this home is due a reduction. $258,500--current list price created: Mar 27 2008

The materials are all very high quality but there is a bathroom missing! The remodelers took out one of the baths to make the fabulous family room addition and never got around to putting one back in. With a plumber's touch, this home could flourish. There is also no carpet--not a big deal with a foreclosure, this is usually the first thing you rip out and replace anyways. At least someone has gone through the trouble of ripping it out for you! 1705 Vance Way This is a great little home listed by Pat Schweigert of ERA Realty Central in Sparks. I thought that the home was very sizeable for the price. I have always been a fan of this floorplan, also. There are mulitple ways to open this plan up and have a modern feeling kitchen and the round fireplace in the corner of the family room with that great hearth has always made me smile in a very Brady way!. I would have liked to have seen it priced a little closer to $200k but the bank is usually holding those strings so I would say that it is "reasonable" for a starting point at $219k. I like this home. I even like the barn red paint. You can tell that the previous owner did love it and take care of it until something happened. Worth a look. created: Mar 27 2008

The previous owners have replaced all of the flooring with custom slate and tile work. It is a fun home that has been loved a lot. This home needs the kitchen counters redone and that is about it. The home is in great shape, clean and well priced. I liked it and thought that it was a bargain at $229,900. I might even pick it up myself except that my mother in law lives one street over. 1710 Billow Drive I like this home listed by Jason Ashton of Re/max Realty Professionals out of Fernley Nevada. I have always found his team to be very nice and knowledgable on the phone, also. I previewed three foreclosures with this floorplan and this one was the best one--backing to open space, the home has the feeling of openness and views. It was dirty and unkempt, but no more than a typical foreclosure where the bank does not authorize a clean up. I don't blame them there is no more money in the clean foreclosures than there is in the dirty ones. The three car garage is a big plus on this one and an almost 1/3 acre lot that has room for toys, toys, toys and more. My primary worry with this home would be that there are so many of this home in foreclosure right now. I have not historically had problems liquidating this floorplan for decent profit, but they seem to have longer than average market time due to the smallness of the home in this area. created: Mar 27 2008
